Four stages. You see the room fully drawn before anything is ordered or demolished.

01 · Consultation

Two hours in the house. We walk every room in scope, talk through how the family actually uses them, and I measure what needs measuring. You receive a written plan of attack, the order of operations, and a fixed fee proposal.

02 · Concept

One presentation, not a moodboard drip. Plans, elevations, finishes and furniture together, so you are approving a room rather than a colour. Two revision rounds included.

03 · Documentation

The approved design becomes a set your builder can price: dimensioned drawings, a finish schedule naming every material, and answers to the questions that usually become change orders. You receive the dimensioned drawing set, the finish schedule, and a builder walkthrough.

04 · Procurement & install

Orders placed and tracked, deliveries received and inspected, install scheduled around the build. Carry 10% overage on tile and flooring. You receive order tracking, receiving and inspection, and install day management.

Who builds it — Oakwell does not build. Most clients hand the set to a contractor they already trust, and it is drawn to be priced that way. If you would rather not find one, ask and I will introduce you to The Harbour Company LLC, MHIC #163997 — a separate construction business, contracted and invoiced entirely on its own.
